CapitaLand Investment (CLI) has unveiled CapitaLand Data Centre Chennai 01, the first data centre development in Tamil Nadu by its listed fund CapitaLand India Trust (CLINT), a Singapore-listed business trust focused on India. The 53 MW (gross power) facility is due for completion by the end of 2026. It was unveiled by Singapore Deputy Prime Minister Gan Kim Yong and Tamil Nadu Chief Minister C. Joseph Vijay.
The project
- Location: Ambattur, which the company describes as an established data centre corridor in Chennai.
- Capacity: 34 MW of IT power across 13 data halls, with a dedicated 110 kV substation.
- Investment: about ₹1,940 crore in total planned investment, according to CLINT’s CEO, Gauri Shankar Nagabhushanam.
- Ownership: held jointly by CLINT and the CapitaLand India Data Centre Fund.
- Design: built for high-density and liquid-cooled deployments and carrier-neutral connectivity, and targeting LEED Gold certification, with high-efficiency chillers, water economisation and solar panels.
Nagabhushanam said the project reflects “conviction in the long-term growth of India’s data centre sector” and is designed for hyperscale and enterprise customers. The release does not name any tenant for the Chennai facility.
The wider portfolio
CLI says it has invested more than ₹6,000 crore across seven operational assets in Tamil Nadu over 22 years, starting with International Tech Park Chennai, Taramani, in 2004. Quaiser Parvez, CEO India at CLI, said the company aims to support the state “as a technology, manufacturing and digital economy hub” and plans to expand its data centre, logistics and industrial holdings there.
CLINT’s first data centre development, a 108 MW facility in Navi Mumbai completed in 2025, is fully leased to a global hyperscaler, the company says. CLI has four data centres under development in India, and its India funds under management exceeded S$8 billion as of June 30, 2026.
